After seventeen years on coastal South Florida properties, here's how we think about the work — in priority order:

First: Is the property welcoming?

Welcoming means organized, dialed in, and aligned to the way the family actually lives. Not just clean — prepared. When the family walks through the door, the property should feel like it was expecting them. That takes more than a checklist. It takes someone who knows their rhythms.

Second: Are the facilities sound?

The building, the structure, the security systems, the mechanicals. The things that protect the investment and protect the people inside it. Generator, AC, exterior pest barriers, landscape lighting, pool systems — all maintained on a rhythm, not a reaction.

Third: Is the landscape protected?

Landscape is the second or third largest investment on most estates — and the most visible. Turf health, irrigation, seasonal plantings, tree structure, salt exposure, drainage. A real estate manager should be able to read a lawn the way a mechanic reads an engine — before it breaks down, not after.

When all three are dialed in, the family doesn't think about any of it. That's the point.

We manage the full landscape program, coordinate every vendor, oversee every project, and handle every trade visit on-site. Painters, contractors, deliveries, seasonal work — we're the presence on your property so you don't have to be. Interior and exterior walkthroughs. Housekeeping coordination. Smart home checks. Arrival and departure preparation. Full discretion around the family's schedule and privacy.

We serve as your landscape consultant — working with your existing estate manager and crew. We bring the turf expertise, the pest and irrigation knowledge, and the proactive maintenance protocols that prevent expensive surprises. We're not fighting for titles. We're filling the gap.

What Signature Estate Management Covers

Everything below is built into your annual program. No add-ons. No tiers within the tier. If it’s on this list, it’s handled — every visit, every season, every year. For projects that go beyond the standard scope, we offer dedicated project oversight as a separate engagement, scoped and approved before it starts.

Interior Property Inspections

Comprehensive walkthrough of every room on a regular cadence. We’re checking major appliances — hot water heaters, kitchen systems, AC units — for function and wear. Plumbing and piping for leaks or corrosion. Electrical systems, outlets, panel function. If something needs attention, you get a photo, a recommendation, and a vendor on the schedule before you have to ask.

Most property managers skip interior inspections because they take time and require trust. We don’t skip them.

Exterior Property Inspections

Beyond the standard walkthrough. Roof condition, stucco, paint, and structural integrity — we’re looking for cracks, stains, wear, and anything that’s changed since last visit. Pool systems, generators, condensers, exterior lighting — every piece of equipment gets a visual check and a function note.

This is the walkthrough that catches the small things before they become expensive things.

Contractor & Vendor Oversight

When vendors are on your property — pool service, pest control, AC tech, pressure washing, any trade — we verify the work, confirm the scope, and follow up if something’s off. This level of vendor oversight is also built into our Complete Property Solutions program. Same-day update to you.

For larger projects with a licensed general contractor, we check in during our regular visits, track progress, and flag anything that doesn’t look right. You stay informed without managing it yourself.

For projects that need dedicated coordination beyond our normal schedule — managing vendor timelines, scheduling trades, overseeing a property refresh — we offer project oversight as a separate engagement. Scoped and approved before it starts, billed at cost plus a professional service fee.

Summer Prep

Before you leave for the season, we put the property into a protected state — not an abandoned one. Outdoor furniture and items stored per your instructions. Hurricane shutters installed or verified. Thermostats and appliance temperatures adjusted for energy efficiency and environmental protection. Systems set, property secured, nothing left to chance.

Summer Projects

The months you’re away are the best window to get work done without disrupting your life. Painting, landscape renovations, equipment upgrades, interior refresh — if it needs to happen, it’s better to do it while you’re gone.

We scope the project before you leave, coordinate vendors and oversee execution while you’re away, and have everything completed and inspected before you return. You approve the scope. We handle the rest.

Summer project oversight is billed at cost plus a professional service fee, separate from your annual program. Scoped and approved in advance — always.

Welcome Home / Season Prep

Before your arrival, we reverse the summer protocol. Stored furniture and items go back in place. Pressure washing and window cleaning completed. AC and appliances returned to your preferred settings. Airport transportation coordinated upon request.

The property is walk-in ready. Not “give it a few days to settle” ready. Ready the moment you open the door.

Hurricane Procedures

Hurricane season runs June 1 through November 30. Before a named storm: we secure or relocate outdoor objects, install or verify shutters, and confirm generator readiness. For properties with marine vessels, we coordinate storage or transport through proper parties. For properties in flood zones, we implement recommended precautions.

After the all-clear is given, we perform a complete interior and exterior inspection and deliver a full status report with photos and vendor recommendations — same day when conditions allow.

You don’t come back to guesswork. You come back to a full damage assessment and a plan already in motion.

Vehicle Maintenance

Vehicles that sit for months develop problems — flat spots on tires, dead batteries, mechanical issues from inactivity. We schedule and transport vehicles to dealerships for routine maintenance. We coordinate regular detailing on your preferred cadence. We run vehicles on a rotation to keep them road-ready.

If you need performance or appearance work, we connect you with vetted vendors and oversee the process.

Handyman Services

Small jobs shouldn’t require a separate contractor, a separate invoice, and a separate scheduling headache. Hanging lights, mounting TVs, installing mirrors and picture frames, minor device installations, small repairs — if our team can handle it cleanly, we do it on-site at a fair rate.

Saves you the time and hassle of sourcing, scheduling, and supervising a vendor for a 30-minute job.

Every service above is included in your Signature Estate Management program unless noted otherwise. We don’t nickel-and-dime. We don’t surprise you with line items. The scope is clear from day one, and if something falls outside it, we tell you before we touch it — not after.

Vendor oversight is included — when any vendor is on your property, we’re there to verify the work. Project oversight is for larger or more involved engagements that require dedicated coordination beyond our regular visits. Think renovations, seasonal build-outs, or contractor-heavy work. That’s scoped separately so you know exactly what you’re paying for.
Our team handles minor work directly — hanging, mounting, small installations and repairs. For anything that requires licensed trade work or specialized expertise, we bring in vetted vendors from our network and oversee the job.
