  • Quarterly AC maintenance coordination — we schedule and confirm your quarterly service so it never gets missed.
  • Quarterly generator testing and maintenance coordination — same cadence, same follow-through. Generators that don’t get tested don’t work when you need them.
  • Vendor recommendations — when something breaks or you need a trade you haven’t used before, call us. We’ll connect you with a vetted professional from our network and point you toward the right solution.

What’s Built Into Your Program

  • Weekly landscape service — we are your landscape team. Mowing, edging, hedges, detail work, seasonal plantings, flower rotations, irrigation management, landscape lighting maintenance. Same crew. Same day. Every week.
  • Full vendor oversight — when any vendor is on your property — pool tech, pest control, AC service, pressure washing crew — we’re there. We verify the work, confirm the scope, and send you a same-day update. No wondering. No chasing.
  • Light project check-ins — if a licensed general contractor is running a renovation or larger project on your property, we check in during our regular weekly visits. We keep an eye on progress and flag anything that doesn’t look right. You stay informed without managing it yourself. Included.
  • Exterior property walkthrough — every visit, we walk the full property. We’re checking for building issues, equipment function, roof condition, stucco, staining, screen damage, exterior lighting — anything that’s changed since last week. If something’s off, you hear about it the same day.
  • Window cleaning program — scheduled and maintained on rotation.
  • Pressure washing program — driveways, patios, pool decks, walkways. Maintained on your preferred schedule.
  • Pool service coordination and monthly verification — we confirm your pool company is performing, and we follow up when they’re not.
  • Hurricane prep and response — before a named storm, we secure loose items, verify shutters are operational, and confirm generator readiness. After the all-clear, we do a full exterior inspection and deliver a status report with photos. Same day when conditions allow.
  • Seasonal transitions — when you leave for the season, we adjust thermostats, verify systems are set for vacancy, and lock the property down. Before you return, we schedule pressure washing and window cleaning so the property is walk-in ready. Not “give it a few days” ready. Ready.

Available When You Need It

  • +Dedicated project oversight — for projects that need hands-on coordination beyond our normal weekly visits. Managing vendor timelines on a renovation, coordinating trades on a seasonal build-out, overseeing a property refresh while you’re away. Scoped and approved before it starts. Separate from your annual program.
  • +Summer projects — the months you’re away are the best window to get work done. Painting, landscape renovations, equipment upgrades, interior refresh. We scope it before you leave, manage the execution while you’re gone, and have it inspected before you return. Cost-plus, approved in advance.

What is included in Florida Boys' Property Management service?

Property Management is a concierge-level service for select clients in Lighthouse Point, Boca Raton, and Delray Beach (only — proximity is required for fast response). Includes weekly, biweekly, or monthly walk-throughs when you're out of residence, flushing toilets and running sinks/showers, electrical and plumbing inspections, AC and appliance checks, light vendor management, project facilitation (paint, remodels, contractor meetings), and full property care coordination.

What's the difference between Complete Property Care and Property Management?

Complete Property Care is a single flat monthly fee for year-round outdoor property care — lawn, landscape, irrigation, fertilization, palm trees, mulch, flowers, pressure washing, window cleaning, generator and AC maintenance. Property Management adds home-watch services for absent owners — interior checks, project facilitation, and full property oversight. Complete Property Care is outdoor. Property Management is everything.

Who gets hurricane prep service from Florida Boys?

Three tiers receive hurricane prep: (1) Property Management clients — fully planned and prioritized; (2) Complete Property Care clients — same priority category; (3) Weekly maintenance clients — covered IF discussed at start of relationship. By default, hurricane prep is out of scope unless specifically included in your service agreement.

What does Florida Boys do before a hurricane?

For included clients, we move outdoor furniture and movable pots, tie down gates and doors, seal off where applicable, and bring in loose items from patios, backyards, and front yards. We stop all work 24-72 hours before landfall (longer for severe direct hits) so our crew can prepare their own families and homes. Hurricane preparation is not a guarantee of protection — it's our assistance when we have time and access.

Does Florida Boys install hurricane shutters?

No. We don't install or put up hurricane shutters. We're a landscape and property care company, not a hurricane shutter business. Most South Florida homes have hurricane windows now. Last-minute 'I need this done now' shutter requests from clients who weren't scoped in for hurricane prep are not something we accept — the conversation needs to happen at the start of the relationship.

What does Florida Boys do after a hurricane?

Post-storm cleanup happens as-needed and ranges from minimal (debris, fallen branches) to elaborate (uprooted trees, major property damage). Property Management and Complete Property Care clients get prioritized access through our long-standing tree company relationships. Cleanup pricing depends on scope. Walk-through documentation begins within 24 hours of safe access.

How does Florida Boys coordinate vendors for property management?

For Property Management and Complete Property Care clients, we coordinate tree specialists, pool services, dock builders, paver contractors, pest control, AC maintenance, generator service, and any other outdoor specialty. You get one point of contact (Jorden) instead of seven. We schedule, oversee, and follow up — you don't manage vendors, we do. If a vendor we recommended doesn't hold the standard, we have another team to take their place to solve the problem.

Will Florida Boys check on my property when I'm out of town?

Yes — for Property Management clients in Lighthouse Point, Boca Raton, and Delray Beach. We provide weekly, biweekly, or monthly walk-throughs depending on your needs, with photos, videos, and written condition reports. We flush plumbing, check AC, verify appliances, identify any issues, and coordinate repairs. Designed for seasonal residents, frequent travelers, and absentee owners.

What's different about caring for an oceanfront property?

Oceanfront properties have a completely different ecosystem on the east side of the home versus the west side — wind, salt burn, salt content, nutritional balances, watering requirements, and the wind tunnel vortex created on north or south sides by neighboring buildings. AC washdowns are needed more frequently due to salt. Plant selection has to be salt-tolerant. We've cared for many oceanfront properties and know the unique requirements.

Does Florida Boys take care of my boat, BBQ, or other property amenities?

For Property Management clients, yes — by coordination, not direct service. We schedule the boat detailer, the BBQ cleaning service, the pool service, the generator service. You get one coordinated property where everything is ready, prepped, and managed. The goal is your property is weekend-ready every weekend, whether you're home or returning from travel.
